Sin embargo, Lima y Bogot\u00e1 registraron los mayores crecimientos interanuales.<\/p>\n\n\n\n<p>Lima aument\u00f3 su actividad <strong>232,2%<\/strong>, mientras Bogot\u00e1 avanz\u00f3 <strong>189,9%<\/strong>. R\u00edo de Janeiro creci\u00f3 0,7% y Buenos Aires cay\u00f3 20,2%.<\/p>\n\n\n\n<p>Por otra parte, Santiago registr\u00f3 una contracci\u00f3n de 50,2%. San Jos\u00e9 present\u00f3 la mayor ca\u00edda, con 61,8%.<\/p>\n\n\n\n<h2>Santiago enfrenta escasez de espacios<\/h2>\n\n\n\n<p>Santiago cerr\u00f3 el semestre con una <strong>vacancia de 0,3%<\/strong>, la menor entre los mercados analizados.<\/p>\n\n\n\n<p>La ciudad cuenta con 71.943 m\u00b2 disponibles sobre un inventario de 2,74 millones de m\u00b2. Al mismo tiempo, su inventario log\u00edstico aument\u00f3 6,7% en un a\u00f1o.<\/p>\n\n\n\n<p>Actualmente hay <strong>485.300 m\u00b2 en construcci\u00f3n<\/strong>. Adem\u00e1s, cerca de 35% corresponde a proyectos <em>built to suit<\/em>.<\/p>\n\n\n\n<p>M\u00e1s de 61% de la superficie en construcci\u00f3n ya est\u00e1 prearrendada. Esto refleja una demanda que busca asegurar espacios antes de su disponibilidad.<\/p>\n\n\n\n<h2>Menor vacancia presiona los arriendos<\/h2>\n\n\n\n<p>La vacancia regional alcanz\u00f3 <strong>4,7%<\/strong> al cierre del semestre. El indicador disminuy\u00f3 0,4 puntos porcentuales frente al mismo per\u00edodo de 2025.<\/p>\n\n\n\n<p>Bogot\u00e1 registr\u00f3 una vacancia de 0,6%. En contraste, R\u00edo de Janeiro lleg\u00f3 a 12,2% y Buenos Aires a 10%.<\/p>\n\n\n\n<p>Esta menor disponibilidad tambi\u00e9n impuls\u00f3 los precios. El arriendo pedido promedio regional alcanz\u00f3 <strong>US$7,21 por m\u00b2 mensual<\/strong>, 4,7% m\u00e1s que un a\u00f1o atr\u00e1s.<\/p>\n\n\n\n<p>Bogot\u00e1 registr\u00f3 el mayor aumento, con 24,7%, hasta US$7,6 por m\u00b2. Ciudad de M\u00e9xico present\u00f3 el precio m\u00e1s alto, con US$10,6.<\/p>\n\n\n\n<h2>Puertos sostienen las cadenas log\u00edsticas<\/h2>\n\n\n\n<p>El inventario log\u00edstico de las principales ciudades latinoamericanas lleg\u00f3 a <strong>44,3 millones de m\u00b2<\/strong>, 4,3% m\u00e1s interanual.<\/p>\n\n\n\n<p>En carga contenerizada, Cartagena, Barranquilla y Buenaventura movilizaron conjuntamente <strong>3,17 millones de TEUs<\/strong>.
