Seg\u00fan el m\u00e1s reciente informe de TOCTOC, tanto el segmento de departamentos como el de casas anotaron ca\u00eddas mensuales de dos d\u00edgitos en ventas, reflejando una mayor cautela en las decisiones de compra.<\/p>\n\n\n\n<p>Las ventas netas de departamentos alcanzaron <strong>1.622 unidades en abril<\/strong>, lo que represent\u00f3 una disminuci\u00f3n de <strong>15,2 %<\/strong> frente a marzo, cuando se comercializaron 1.913 unidades.<\/p>\n\n\n\n<h2>Caen las ventas, pero el a\u00f1o sigue positivo<\/h2>\n\n\n\n<p>El valor total transado en departamentos tambi\u00e9n registr\u00f3 una contracci\u00f3n de <strong>9,8 % mensual<\/strong>.<\/p>\n\n\n\n<p>Pese al retroceso, el segmento mantiene un crecimiento acumulado anual de <strong>17,5 % durante 2026<\/strong>.<\/p>\n\n\n\n<p>En el caso de las casas, las ventas totalizaron <strong>320 unidades en abril<\/strong>, cifra inferior a las 384 unidades registradas en marzo, equivalente a una baja de <strong>16,7 %<\/strong>.<\/p>\n\n\n\n<p>Asimismo, el valor de las transacciones cay\u00f3 <strong>9,8 %<\/strong>, aunque el acumulado anual del segmento muestra un alza de <strong>16,4 %<\/strong>.<\/p>\n\n\n\n<p>Crist\u00f3bal Bravo, Head of Research de TOCTOC, explic\u00f3 que abril estuvo influenciado por una menor actividad en salas de venta.<\/p>\n\n\n\n<p>\u201cParte de los compradores estar\u00eda retrasando decisiones mientras esperan mejores condiciones por el proyecto de exenci\u00f3n del IVA para viviendas nuevas\u201d, indic\u00f3.<\/p>\n\n\n\n<h2>Desistimientos suben, pero demanda sigue firme<\/h2>\n\n\n\n<p>El <strong>mercado inmobiliario<\/strong> tambi\u00e9n registr\u00f3 un aumento en la tasa de desistimientos de departamentos, que pas\u00f3 de <strong>14,9 % en marzo a 18,9 % en abril<\/strong>.<\/p>\n\n\n\n<p>En contraste, las casas mostraron una leve mejora, reduciendo este indicador desde <strong>14,7 % hasta 14 %<\/strong>.<\/p>\n\n\n\n<p>No obstante, el volumen acumulado anual de desistimientos cay\u00f3 <strong>23,2 % en departamentos y 32,2 % en casas<\/strong>, frente al a\u00f1o anterior.<\/p>\n\n\n\n<p>El stock disponible cerr\u00f3 abril con <strong>49.963 departamentos y 7.014 casas<\/strong>, mientras que el precio promedio de departamentos alcanz\u00f3 <strong>83 UF\/m\u00b2<\/strong>, con un incremento anual de <strong>4,8 %<\/strong>.<\/p>\n\n\n\n<p>Por su parte, las casas promediaron <strong>63 UF\/m\u00b2<\/strong>, reflejando una leve ca\u00edda anual de
