Ante este panorama, muchas empresas priorizaron eficiencia operativa y optimizaci\u00f3n de sus cadenas de suministro, consolidando al sector como uno de los m\u00e1s estables del real estate latinoamericano.<\/p>\n\n\n\n<h3>Inventario y absorci\u00f3n regional<\/h3>\n\n\n\n<p>Actualmente, el inventario total de espacios log\u00edsticos clase A y A+ alcanza 46,7 millones de m\u00b2, distribuidos en <strong>Ciudad de M\u00e9xico<\/strong>, <strong>S\u00e3o Paulo<\/strong>, <strong>Buenos Aires<\/strong>, <strong>Santiago<\/strong>, <strong>Bogot\u00e1<\/strong>, <strong>Lima<\/strong> y <strong>R\u00edo de Janeiro<\/strong>.<\/p>\n\n\n\n<p>Durante 2025, la absorci\u00f3n alcanz\u00f3 3,39 millones de m\u00b2, con un crecimiento interanual cercano al 5,5 %. Ciudad de M\u00e9xico lider\u00f3 con m\u00e1s de un mill\u00f3n de m\u00b2 absorbidos, seguida por S\u00e3o Paulo con 1,6 millones de m\u00b2, confirmando su centralidad en la red log\u00edstica sudamericana. Santiago, Bogot\u00e1 y Lima mantuvieron demanda estable y en algunos casos superaron la incorporaci\u00f3n de nueva oferta, mientras Buenos Aires registr\u00f3 actividad moderada.<\/p>\n\n\n\n<h3>Vacancia y precios<\/h3>\n\n\n\n<p>La vacancia promedio regional se ubic\u00f3 en 5,7 %, con niveles m\u00ednimos en Santiago (0,2 %) y Bogot\u00e1 (1,3 %). En paralelo, el valor promedio de arriendo alcanz\u00f3 6,9 d\u00f3lares\/m\u00b2 al mes, con un incremento cercano al 17 % respecto a 2024. Ciudad de M\u00e9xico lidera el ranking con 10,8 d\u00f3lares\/m\u00b2, mientras Buenos Aires se ubica en nivel intermedio.<\/p>\n\n\n\n<h3>Nuevos desarrollos y expansi\u00f3n selectiva<\/h3>\n\n\n\n<p>Actualmente hay m\u00e1s de 2,35 millones de m\u00b2 en construcci\u00f3n, concentrados en mercados con demanda estructural s\u00f3lida, como Ciudad de M\u00e9xico y S\u00e3o Paulo.
