El pa\u00eds comenz\u00f3 el a\u00f1o con un fuerte impulso, superando el <strong>mill\u00f3n de metros cuadrados contratados<\/strong>, un <strong>18% m\u00e1s<\/strong> que en el mismo periodo de 2024.<\/p>\n\n\n\n<h4>Desaceleraci\u00f3n en los mercados vecinos<\/h4>\n\n\n\n<p>Mientras Espa\u00f1a crece, otros mercados muestran ca\u00eddas significativas. En <strong>Francia<\/strong>, la contrataci\u00f3n alcanz\u00f3 <strong>1,5 millones de metros cuadrados<\/strong>, pero cay\u00f3 <strong>17%<\/strong> respecto al a\u00f1o anterior, afectada por la incertidumbre pol\u00edtica y las tensiones comerciales.<\/p>\n\n\n\n<p>En los <strong>Pa\u00edses Bajos<\/strong>, el <em>take-up<\/em> se redujo <strong>51%<\/strong>, hasta los <strong>589.000 metros cuadrados<\/strong>, marcando su nivel m\u00e1s bajo desde 2023. <strong>Polonia<\/strong> tambi\u00e9n retrocedi\u00f3 <strong>16%<\/strong>, con <strong>1,3 millones de metros cuadrados<\/strong> contratados. Solo <strong>Espa\u00f1a, Alemania (+10%)<\/strong> y <strong>Reino Unido (+1%)<\/strong> cerraron el semestre con resultados positivos.<\/p>\n\n\n\n<h4>Inversi\u00f3n y rentas al alza<\/h4>\n\n\n\n<p>Seg\u00fan BNP Paribas Real Estate, el riesgo de sobreoferta sigue limitado, aunque las tasas de disponibilidad rondan entre el <strong>5% y el 6%<\/strong> en Europa. El crecimiento de los alquileres prime se desacelera, pero contin\u00faa en terreno positivo con un <strong>+3,8%<\/strong> en el segundo trimestre.<\/p>\n\n\n\n<p>La <strong>inversi\u00f3n en activos industriales y log\u00edsticos<\/strong> aument\u00f3 <strong>7%<\/strong> en Europa durante el primer semestre de 2025.
