Esto refleja que el inter\u00e9s estuvo muy ligado a la calidad en t\u00e9rminos de infraestructura y seguridad\u201d, sostuvo Rosario Meneses, l\u00edder en Investigaci\u00f3n de Mercado de Cushman &amp; Wakefield.<\/p>\n\n\n\n<p>Seg\u00fan el an\u00e1lisis, la absorci\u00f3n neta o&nbsp;<strong>demanda&nbsp;<\/strong>sum\u00f3 un total de 111.883 m2 al cierre de 2023,&nbsp;<strong>registrando una disminuci\u00f3n del 10%&nbsp;<\/strong>respecto al mismo per\u00edodo de 2022. Esto se explica por una absorci\u00f3n positiva o demanda acumulada que fue de 412.000 m2, un 6% m\u00e1s que la del a\u00f1o anterior, pero con una&nbsp;<strong>desocupaci\u00f3n<\/strong>&nbsp;de 162.000 m2,&nbsp;<strong>sustancialmente mayor respecto al a\u00f1o 2022<\/strong>, cuando se liberaron tan solo 9.261 m2.<\/p>\n\n\n\n<p>Al cierre del segundo semestre, la vacancia o&nbsp;<strong>disponibilidad de bodegas<\/strong>&nbsp;en la Regi\u00f3n Metropolitana alcanz\u00f3&nbsp;<strong>3,52%,<\/strong>&nbsp;seg\u00fan indica el reporte de Cushman &amp; Wakefield, lo que representa 194.240 m2 totales disponibles para arrendar. Un&nbsp;<strong>aumento de 235% respecto al primer semestre<\/strong>&nbsp;de 2023, dado el ingreso de nuevas superficies.<\/p>\n\n\n\n<p>En tanto, el precio promedio de arriendo mensual de las bodegas disponibles disminuy\u00f3 a 0,155 UF\/m2, cayendo 16% respecto al semestre anterior.
